Brentwood sits on the Westside of Los Angeles, between Santa Monica and the 405, and it is one of the more expensive places to rent in the city. Is Brentwood, Los Angeles an expensive place to live?

Yes, and it is expensive relative to the rest of the Westside rather than only to the city average. Brentwood prices above Santa Monica, where our own listings run $2,395 to $3,795, and sits nearer to the level of Beverly Hills, where our single current unit asks $5,795. Treat the Beverly Hills end of that comparison as the more realistic anchor.

Two things drive it: the housing stock skews toward larger units and single-family homes rather than dense apartment buildings, and the location buys quick access to Santa Monica, UCLA and the 405 without sitting on top of any of them. Neither factor moves quickly, so the pricing is stable rather than volatile.

A note on a common mix-up before you search further. There are two Brentwoods in California. The one described here is the Los Angeles neighborhood in the 90049 area. The other is a city in Contra Costa County, in the East Bay more than 300 miles north, and its rents are dramatically lower. Listings and rent reports for the two get conflated constantly, so check which one a figure refers to before you rely on it.

What types of apartments are in Brentwood?

The rental stock leans toward larger units in low-rise buildings, plus a meaningful share of single-family homes and condos rented individually. Studios exist but are genuinely scarce compared with Koreatown or Hollywood, where purpose-built apartment density is much higher.

That composition matters for your search. In neighborhoods dominated by single-family rentals, availability is thinner and more seasonal, and individual owners rather than leasing offices control most of the units.

What income do you need to rent in Brentwood?

Apply the same test owners use everywhere in the city: gross monthly income of roughly three times the rent. Because Brentwood prices nearer Beverly Hills than Santa Monica, budget from the higher end of any Westside range you have been quoted rather than the middle.

If that number does not work, the practical move is to widen the search rather than stretch. A renter priced out of Brentwood is very often well served by Santa Monica or Marina del Rey, which trade some prestige for real savings while keeping the Westside location.
